1. HBC Application

Start by filling out the HBC Form (go to the join now button, below ) or Call Sell 4 Less Real Estate at (818) 667-3632 to sign up.

2. Buyer Broker Agreement 

You will Authorize Sell 4 Less Real Estate to work for you with a Buyer’s Agreement, which outlines how we will work for you, specifically. This ensures you will be actively helping you searching only for the homes you want.

3. Determine the Loan

Shopping for a home before shopping for a loan is like putting the cart before the horse. 

You will have an opportunity to talk to a Mortgage Specialist, to help you determine the price range of home you can afford.

The loan specialist will search for a loan from many sources to produce the loan with the best rate and terms to suit your needs.

It is important to determine the loan before searching or before making any offers. This helps to determine a goal and price range as well as coming in strong with the offer.

4. Determine the Property Type and Location

With the loan guide-lines in place, determining the property type and location is made possible. You, the buyer can begin searching online to streamline the target home choice.

5. HBC Club Card

You will receive your personal Home Buyers Club of America Club Card. This card can be shown to other brokers open houses. It will inform other brokers that you have an active broker representing your best buying interests. All offer will be made through Sell 4 Less Real Estate - HBC.

6. Introduction to the HBC online search system

You will be given information on how to access the HBC buying program, online. In the privacy of your own home/office you can search for any home. 

7. Preview Homes

With the mapping feature of the HBC program you can drive-by any home of choice. 

When you have located the home of choice, call us for a private showing of that home. We will schedule a showing appointment with the listing broker and seller.

8. Determine Target Homes Value

Sell 4 Less Real Estate will give you a Computerized Market Analysis, which will help you determine the market value of that home. This will help you to decide how much to offer. This insures a low or fair purchase price.

9. Make Offers

Begin making offers and the negotiation process. 

Sell 4 Less Real Estate will write all offers for you. We will present the offer the the listing broker and seller in person or by fax or email. 

10. Close Escrow

Sell 4 Less Real Estate - HBC  will help you close your escrow successfully.
